FAQ of my business.

Question: What’s included with a home inspection?

Answer: Unless otherwise arranged, only the home inspection items listed within the contract you see on this website and the contract we both sign.

Question: How much does a home inspection cost?

Answer: I don’t price “ANY” inspection unless I can see the property online first. I do not price based on square footage alone. Other items such as age, location, condition, type of construction, to name a few, are all considered in my pricing. Just call, text the address and I’ll get back to you right away with a price.

Question: How long does an inspection take?

Answer: Typical 2,000 square foot home will take 2 to 4 hours, depending on what I’m seeing.

Question: Does the water and power have to be on?

Answer: Yes, it’s not possible to do a complete inspection without utilities on because items important to you required either or both to be on in order to test / inspect properly.

Question: Why do you require a licensed agent or the seller to be present and / or open or close? The state doesn’t require that.

Answer: It’s just our in house policy. Brokers and agents make a lot for what they do. We want a licensed agent or the seller to be present in case there is an issue that should be addressed for either safety concerns or potential property damage. Example: Many times I see dangerous electrical conditions that actually may represent a potential electrocution or fire hazard, or maybe there’s an active water leak I discover. We want to protect our client, ourselves and all parties involved.

Question: What does “Recommend Further Review By Licensed Professional Or Qualified Tradesman” mean and why is it important for me to hire other professionals.?

Answer: It means I’m seeing items or conditions beyond my licensed capacity as a Home Inspector and / or my qualifications that should be further reviewed / evaluated by properly licensed and qualified professionals to safeguard your interest.  They will better identify the risk and potential cost of conditions you need to consider and negotiate with the seller. It’s your responsibility and will be at your cost to do so. Failure to do so could be catastrophic to you once you become the owner and sole party responsible for the cost of repairs and / or replacement.

Question: Do you offer “Re-inspections”?

Answer: We DO NOT OFFER ANY RE-INSPECTIONS. Some of the reasons are: If we recommend “Further Review By A Licensed Professional” of an item or condition, it’s because we see issues of concern that, as outlined above, are beyond our license and / or qualifications. Once a licensed professional further reviews and / or inspects an issue or item, it’s their scope and assessment you pay for that becomes your source of assurance. That’s something that a licensed home inspector may not be positioned or qualified to question and challenge. Your lender or insurance company should be satisfied with the receipt and outlined scope of assessment and repair or replacement.

In the case of “Further Review And Service By Qualified Tradesman”, we don’t offer re-inspection because in many cases, some or all the items related to visible damage, may be covered up and or not possible to see and / or conclude that all related issues are completely corrected. So we can’t sign off as to all items corrected we didn’t see.  Only if we were present for the entire corrective and repair or replacement process could we sign off that all corrections were done and done so correctly. So you need to have a qualified representative present when all items are addressed and corrected as per your interest. Sometimes, it may be necessary for an “Intrusive Inspection” to occur. That means possible walls opened or items removed in order to further assess potential problems not visible with a typical “Visual Home Inspection”. That’s an example when we recommend licensed professional be involved to ensure proper safety, permits (if required) and inspections are done to ensure your interest are protected.

Question: How long before the report is delivered by email?

Answer: Within 24 hrs. Most of time, it’s the same day if the inspection begins by about 9:30 AM. In rare cases, 48 hours. However, as of 2017, no report has ever taken 48 hours.

Question: Do you have referrals for services you don’t offer? Example: 4 point, wind mitigation, termite & WDO, pool and tile roofs.

Answer: Yes in most, but not all cases. In fact, almost any service you want or need, if we don’t offer it in house, we have referrals that may and sometimes, at a discount because you’re our client. However, it's up to you to decide whether to use the referral or not. We don't guarantee any referrals. All are separate companies.

Question: Why would a client use me over a referral that may offer all services?

Answer: If you look at the actual “Licenses” an inspector has, that tells a profound story. For example, many inspectors will say they have been in the industry for 20 plus years and have done all kinds of construction, all their life. And while that may be true, can they give you a state license number as a contractor of other licensed trade in the state? Many cannot. It doesn’t mean they don’t offer a great service, but you figure that out. The state of Florida allowed a grandfather clause in 2010. You could have been a hair dresser all your life, but for about $239.00 and a weekend class, you could have become a Florida Home Inspector. In fact, there are thousands out there today.  I’ve held a State Certified General Contractor for more than 30 years. It’s still active today CGC 019564. Just check with the state of Florida.

Question: Should the client be present for the inspection?

Answer: Not necessary, but recommended. You have a great opportunity to learn about the inspection issues but the homes construction as well. Remember, our relationship begins with the home inspection. It doesn’t end with the report. My clients become of the highest value throughout my life. I often say, “I can’t be there all your life, but I’ll be there all your life”…

Question: What type payment do you accept?

Answer: All major credit cards and local checks. However, processing will hold the report until the check clears. We do not accept out of state checks or debit cards.
